Standard estate
A typical mixed household. Below the 45% rate most companies quietly charge. You keep 62%.

Premium items sold online
Online is priced separately from the in-home sale — far more work per item, but it earns more. One simple commission — no buyer's premium, no hidden add-ons — and your share grows as the price climbs.

Online is for high-value items we expect to sell for $500 or more — that's our threshold. Anything under that sells in the on-site sale.
We list your premium items online for up to 6 months. If a piece hasn't sold by then, you can pick it up or have us donate it — your call.

Your valuables, watched closely
Appraising what's worth money is our core skill. Before doors open, we value everything of worth and gather the high-value pieces into one monitored room. They sell at full price on day one — and anything that doesn't sell is pulled and listed online for top dollar.
A transparent markdown schedule
Everyday items move on a simple, posted schedule so nothing lingers:
- Day 1 — full price
- Day 2 — 50% off
- Day 3 — 75% off
- Day 4 (longer sales) — $1 day, or fill a bag for $5
For bigger estates we run a four-day sale and add a final clear-out day — a $1 day or "fill a bag for $5" — to empty the home for you.

The honest answers
How do I know my valuables won't be underpriced?
We research real market comps before pricing anything, and we route genuinely valuable items to the online channel where collectors compete — instead of letting them go for a yard-sale tag.
What if the sale doesn't do well?
We don't charge a guaranteed-minimum labor fee. We're paid on commission, so our incentive is the same as yours: maximize the total.
Do you handle the leftover stuff?
Yes. We coordinate donations (with tax receipts) and leave the home broom-clean. Excess or hazardous cleanout is quoted in writing up front if it applies.
How big does the estate need to be?
We generally take estates with about $5,000+ in expected sales. If it's smaller, a buyout or consult may be the better fit — we'll tell you honestly.
When do I get paid?
You receive an itemized settlement statement and your payout shortly after the sale; proceeds from online items follow as those listings close.
What if my online item doesn't sell?
We list your premium items online for up to 6 months. If a piece hasn't sold in that window, you can pick it up or have us donate it — whichever you prefer. You're never locked in.
